How Door Prices Are Calculated in Karachi: Price per Square Foot Explained

Ask for a door price in any timber market in Karachi and you will usually hear a rate "per square foot" (per sq ft) rather than a fixed price per door. This confuses many first-time buyers. Once you understand the calculation, you can estimate the cost of every door in your house before you visit the market.

Why doors are priced per square foot

Doors are made to order in many sizes. A 24-inch bathroom door uses far less material than a 42-inch main door, so a single price per door would be unfair to one of them. Pricing by area keeps the rate the same for every size of the same door type, and the total changes with the size.

The basic formula

1. Convert width and height from inches to feet by dividing each by 12.
2. Multiply them to get the area in square feet.
3. Multiply the area by the rate per square foot.

Price of one door = (width ÷ 12) × (height ÷ 12) × rate per sq ft

A worked example

Suppose you need a bedroom door for a 33 × 84 inch opening, and the door you like has an example rate of PKR 400 per square foot. (This rate is only for illustration. See current rates on the products page.)

• Width: 33 ÷ 12 = 2.75 feet
• Height: 84 ÷ 12 = 7 feet
• Area: 2.75 × 7 = 19.25 square feet
• Price: 19.25 × 400 = PKR 7,700 for one door

If you need three such doors, multiply by three: PKR 23,100.

Why your size is rounded up

Door sheets and frames come in standard sizes, so a door is cut from the next standard size up. Our estimator follows the same rule:

• Widths round up to 24, 27, 30, 33, 36, 39, 42, 45 or 48 inches.
• Heights round up to 84, 96 or 108 inches (7, 8 or 9 feet).
• Sizes above 48 inches wide or 108 inches high are priced at their actual size.

Pair doors

A pair (double door) has two leaves. Each leaf is about half the total width, rounded up to a standard width, and the price is for both leaves. For example, a 60-inch opening becomes two 30-inch leaves.

Options that change the rate

• Frame size on ply doors: the standard frame has no extra cost. Frames of 2 inches and larger add an extra charge per square foot for every half inch.
• Double-side design on wooden doors: a design on both faces adds an extra charge per square foot.
• Height limits: some door types are only made up to a certain height. The estimator shows a warning and suggests other doors if your height is above the limit.

What the price does not include

• Fitting and labour are charged separately.
• Delivery charges depend on your city. We deliver all over Pakistan.
• The final price is confirmed after physical measurement.

How payment works

Every order is confirmed with a 30% advance through EasyPaisa, JazzCash or Raast. The remaining amount is paid on delivery. Work on a door does not start before the advance is received.
